San Mateo Real Estate Market in Review

San Mateo's housing inventory continues a sharp decline.

The San Mateo real estate market has continued to be perplexing for home buyers who may still believe that they have the upperhand.  The question being asked is:  Are there more buyers this Spring or are there fewer homes for sale? The answer is both.

Across the nation, there's news that now is a prime opportunity to take advantage of all-time low interest rates; while rental costs are skyrocketing.  Not only has the cost of renting gone up dramatically, actually finding available properties is a huge task.

In looking at housing inventory for San Mateo, we don't see a dramatic change until we get to April.

Comparing January 2011, there were 11 fewer homes listed for sale in 2012.  

February is relatively the same, but still fewer homes were for sale in 2012: 13.

March shows a more significant difference with 26 fewer homes for sale this year compared to 2011.

As though the packed open houses and multiple offers haven't been enough evidence, April's inventory makes it clear:  There were 57 houses listed for sale in 2011.  In 2012?  Just 4!
