If I short sale my house, will I get my downpayment back?

There are so many unfortunate things about short sales.  Just one of them is that you will not get your downpayment back.  There won't be any return of the money you put into remodeling or the new landscaping you put in.  

When asking the bank to take a financial loss, sadly you'll be taking on that loss as well.  

It's a difficult decision-making process and although it won't cost you any money to sell the house, there is an emotional toll.  Many home owners are so caught in that emotion that they can't make a decision.  It can be debilitating getting constant phone calls and daily letters reminding you.  Try to reach out to someone you trust.
